Scheduling an appointment for an available rental
Important policies about our rentals:
1) YOU MUST VIEW THE PROPERTY
2) PAY SECURITY DEPOSIT
3) COMPLETE RENTAL APPLICATION ONLINE ($40) and
4) SIGN A LEASE IN ORDER TO SECURE
*If you are under 21 years old, we require a parent or legal guardian to fill out the application and sign the lease agreement for you. If you turn 21 this summer, you are not 21 now
*We require a 12 month lease, no short term leases
*All apartments/ rental homes have a washer and dryer except 1 bedrooms at Southern Shade (they have an on-site laundry house)
*NO PETS at any of our apartment complexes, pets are only allowed in our rental homes
*Rental rates listed are per unit/home, not per bedroom
*Our leases are joint leases, all roommates sign one agreement online. We DO accept individual payments each month that total the monthly rent amount.
*We do not include any utility fees in any of our rental rates, ex.- cable, internet, water. Tenant is responsible for all utilities.
*We require a security deposit = to 1 months rent at the time you sign a lease.
*We require you to have utilities connected in your name the entire lease term.
*We use the first 5 days of a lease term to get your unit ready for you- professional cleaning, carpet cleaning, and any minor repairs are done during this period.
Example- a lease with a start date of August 1, 2024, will have a move in date of August 6. Rent is not prorated. Your utilities must be connected during these days or we will have no power to clean your unit and your move in date will be delayed accordingly.
